Conditions and reasons:

1)

No music noise nuisance No loudspeakers or relay equipment, or musical instruments, shall be used on the premises in such a manner as to cause noise nuisance to occupants of neighbouring properties.
Reason - To prevent any significant disturbance to residents of nearby properties and comply with development plan policies, in particular policy CL5 of the Consolidated Local Plan.

Submission of details (Full PP) Full particulars of the following shall be submitted to and approved in writing by the local planning authority before the development hereby permitted commences and the development shall not be carried out otherwise than in accordance with the details so approved: (a) any proposed alterations to the means of external ventilation.
Reason - To accord with the development plan by ensuring that the character and appearance of the area are preserved and living conditions of those living near the development suitably protected.

3)

Hours of operation - Any day No persons other than members of staff shall be admitted to the premises between 23.00 hours and 08.00 hours Mondays to Saturdays, or between 22.30 hours on Sundays or public holidays and 08.00 hours the following day.
Reason - To prevent any significant disturbance to residents of nearby properties and comply with development plan policies, in particular policy CL5 of the Consolidated Local Plan.

4)

No delivery service The premises shall not at any time be used for the sale of hot or cold food for distribution by a delivery service.
Reason - To prevent any significant disturbance to residents of nearby properties and to ensure the safe and free movement of traffic on the highway, in accordance with policies of the development plan in particular policies CT1 and CL5 of the Consolidated Local Plan.

Limit on seats Any use of the premises as a restaurant shall be limited to a maximum of 160 seats, inclusive of any bar area.
Reason - To prevent any significant disturbance to residents of nearby properties and comply with development plan policies, in particular policy CL5 of the Consolidated Local Plan.
