By reason of its location, height and bulk the proposed roof extension would harm the character of the individual building and the surrounding townscape and would conflict with Council policy, in particular Consolidated Local Plan policies CL1, CL2 and CL8.

The proposed removal of an individual shop outside of a town centre would remove opportunities for convenience shopping and keeping life local. As such the proposal would conflict with Council policy in particular Consolidated Local Plan policy CK2.
