Conditions and reasons:

Because of its height, scale, and massing (in excess of the existing building); and unsympathetic design and materials, the proposed dwelling would appear top heavy and would not respect the existing context, character and appearance of the area. The proposed building would worsen the awkward relationship the existing building shares with number 4 Gilston Road and, as such, would not be of the highest architectural and urban design quality. Furthermore, the proposed building would fail to preserve the character and appearance of the adjoining conservation area and protect the special architectural or historic interest of the area and its setting. Consequently the proposal would fail to comply with Consolidated Local Plan policies CL1, CL2, CL3, CL11, CL12, CR2 and CR4, and the advice detailed in the Boltons Conservation Area Appraisal.
