Because of their nature, sensitive upper floor levels locations, increased height, added bulk and detailed design, the proposed mansard roof level extension in combination with the demolition of and erection of a replacement rear wall depicting the loss of the characteristic rear chimney plus the addition of additional and increased size windows at first and second floor levels, the proposals would harm the character and appearance of the application property, the group of buildings of which it forms part and those of the wider Ladbroke Conservation Area including views of the adjacent communal Grade II listed gardens to the west. As such, the proposed development fails to comply with the aims of CLP policies, CL1, CL2, CL3, CL6, CL8 CL9 and CL11 as well as guidance contained within the Ladbroke Conservation Area Proposals Statement.
