The proposed enlarged rear roof dormer projection, by reason of its overly large proportions, added bulk, detailed design and prominent upper roof level location, would comprise a dominant and unsympathetic form of development which would fail to preserve or enhance the character or appearance of the property, the group of terraced buildings of which it forms part as well as those of the wider Oxford Gardens/St. Quintin's Conservation Area, contrary to Local Plan (Sept 2019) policies CL1, CL2, CL3, CL6, CL8 and CL11, policy C1 of the St. Quintins and Woodlands Neighbourhood Plan plus guidance contained within the Oxford Gardens and St. Quintins Conservation Area Proposals Statement.
