The proposed roof extension, by reason of its location, bulk and design, would constitute a visually obtrusive addition, harming the appearance of the group and causing the loss of the original historic roof form. The proposed development would therefore fail to preserve the character or appearance of The Boltons Conservation Area, contrary to policies CL1, CL2, CL3, CL8 and CL11 of the Local Plan 2019, as well as guidance within The Boltons Conservation Area Appraisal.
