Conditions and reasons:

The proposed species would represent an inappropriate replacement for the existing trees by reason of fast growth causing a need for very regular pruning in order to prevent overshadowing of the existing dwelling. Such pruning would itself result in a lopsided appearance which would be out of keeping with the streetscene and fail to make a positive contribution to the amenity of the area. The proposal to vary condition 4 of planning permission PP/18/02198 would therefore be contrary to policies CL1, CL5 and CR6 of the adopted Local Plan 2019.
