Conditions and reasons:

The proposed roof extension, due to its bulk, height and siting on this terrace where the rooflline is unimpaired by extensions, would appear as a visually obstrusive addition to the building and would fail to be architecturally sympathetic to the age and character of the building and group of buildings. The proposal would fail to preserve the character and appearance of the property and the Avondale Park Gardens Conservation Area. As such, it would be contrary to development plan policies, in particular Local Plan policies CL1, CL2, CL3, CL8 and CL11 as well as the statutory requirement for development within a conservation area.

The proposed rear extension due to its height, design and siting, which would rise above the general height of nearby extensions and the original main parapet, would fail to be subordinate to the building, would fail to allow the form of the original building to be clearly understood and would fail to reinforce the character and integrity of the original building and group of buildings. The proposal would fail to preserve the character and appearance of the property and Avondale Park Gardens Conservation Area. As such, it would be contrary to development plan policies, in particular Local Plan policies CL1, CL2, CL3, CL9 and CL11, as well as the statutory requirement for development within a conservation area.

Pre-application advice was sought and provided. Unfortunately, this advice was not adhered to.
