Conditions and reasons:

1)

By reason of its position and height, the proposed duct and its enclosure would create a sense of enclosure to the rear habitable room to the first floor flat, failing to preserve the living conditions of neighbouring occupiers. As such, the duct would be contrary to the Local Plan policy CL5, adopted September 2019.

2)

The installed equipment at ground floor level would result in noise and nuisance to neighbouring occupiers, in particular the upper floor flats of the property as well as being likely to cause odour issues, failing to preserve the living conditions of neighbouring occupiers. As such, without the duct the equipment at ground floor level would be contrary to the Local Plan policies CL5 and CE6, adopted September 2019, and the Noise SPD, adopted May 2009.
