Conditions and reasons:

The proposed dormer extension to the rear would be untypical of this group of properties and would be harmful to the roofline and appearance of this cohesive group. It would detract from the character and appearance of the building and group and fail to preserve the character and appearance of the Ladbroke Conservation Area. The proposed development would be contrary to development plan policies, in particular CL1, CL2, CL3, CL8 and CL11 of the Local Plan 2019.
