1)
Time limit
The works hereby granted shall be begun before the expiration of three years from the date of this consent.
Reason - As required by Section 18 of the Planning (Listed Buildings and Conservation Areas Act) 1990, to avoid the accumulation of consents.
2)
Compliance with drawings
The works forming the subject of this consent shall not be carried out except in complete accordance with the details shown on submitted plans and shall be so maintained.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building .
3)
Submission of details
Detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
(a) Full extent and form of alterations to front vaults, including any structural works and means of addressing damp.
(b) Any new hard flooring, including section and sample.
(c) New secondary glazing at a scale of 1:10.
(d) Colour and finish of timber cladding and sliding door frame to garden building, including sample of cladding.
(e) Hard landscaping of rear garden, including sample of paving.
(f) Floor covering to rear terrace areas, including sample.
(g) Sample of coping to rear facade.

4)
Work to match retained fabric
All new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile.

5)
Works to match - Sample panels required
Sample panels of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site, and approved in writing by the local planning authority before the relevant parts of the approved works are commenced, and the sample panels shall be retained on site until the work is completed in accordance with the panel(s) so approved.

6)
Brick bond
The brickwork bond shall match the original bond on the building.

7)
Retention of fabric
All existing fabric including existing wall and ceiling plasterwork shall be retained, unless notated otherwise on the drawings approved under this consent.

8)
Roof Material - Natural slates
The roof slope(s) of the building(s)/extension hereby permitted shall be clad in natural slates, and so maintained.
Reason - To preserve or enhance the appearance of the building and/or the character of the area, in accordance with policies of the development plan in particular policies CL1, CL2 and CL3 of the Local Plan 2019.

Dormer windows
The cheeks of the dormer windows shall be clad in lead and be so maintained.
Reason - To preserve or enhance the appearance of the building and/or the character of the area, in accordance with policies of the development plan in particular policies CL1, CL2 and CL3 of the Local Plan 2019.
10)
Conservation rooflights
The rooflight at main roof level shall be of a traditional conservation type, flush with the roof and slim framed, and so maintained.
Reason - To preserve or enhance the appearance of the building and/or the character of the area, in accordance with policies of the development plan in particular policies CL1, and CL2 of the Local Plan 2019.

Windows and external doors - Painted timber
All windows, doors and framing hereby granted consent shall be of white painted timber and windows shall be single glazed with a bevelled putty finish and no trickle vents, and be so maintained.

Windows - Painted timber sashes to match
All windows hereby granted consent shall be white painted timber, double hung, vertical sliding sashes, single glazed with a bevelled putty finish and no trickle vents, with mouldings and dimensions to match the existing windows, and be so maintained.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building and comply with Policy CL4 of the Local Plan 2019.
13)
Demolition and stability
Before any work is undertaken in pursuance of this consent to demolish any part of the building, such steps shall be taken and such works carried out as shall, during the progress of works permitted by this consent, secure the safety and stability of all parts of the building to be retained.

14)
Demolition - Protection of interior
The interior features of the building shall be protected against accidental loss or damage during building work, and no features may be disturbed or removed temporarily or permanently except if so identified on the drawings forming part of this consent.

15)
Pipework
No plumbing or pipes other than rainwater pipes shall be fixed on the external faces of the building other than those shown on the drawings forming part of this consent.

16)
Services/ pipes
All rainwater goods/guttering shall be black painted cast metal and so maintained.

17)
Partitions
All partitions hereby granted consent shall be of lightweight construction, easily removable, and be so maintained.
