Compliance with drawings
The works forming the subject of this consent shall not be carried out except in complete accordance with the details shown on submitted plans and shall be so maintained.

Demolition - Protection of interior
The interior features of the building shall be protected against accidental loss or damage during building work, and no features may be disturbed or removed temporarily or permanently except if so identified on the drawings forming part of this consent.

Demolition and stability
Before any work is undertaken in pursuance of this consent to demolish any part of the building, such steps shall be taken and such works carried out as shall, during the progress of works permitted by this consent, secure the safety and stability of all parts of the building to be retained.

Retention of fabric
All existing fabric including existing wall and ceiling plasterwork shall be retained, unless notated otherwise on the drawings approved under this consent.

Submission of details
Detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
a) Sample of cladding to new ventilation flue enclosure to lightwell B.
b) Full details and schedule of works regarding repairs and cleaning to main facades. Such details should include a sample panel to show degree/intensity of cleaning.
c) New external signage at a scale of 1:10, including section. Materials and finishes should match the details hereby approved
d) Colour and finish of external shopfronts and associated joinery.
e) New infill make up, covering and louvre lantern in lightwell A, at a scale of 1:20.
f) Detailed design of all new staircases at a scale of 1:20.
g) The extent and form of any alterations to the internal historic wall and window within the F&B unit.

Time limit
The works hereby granted shall be begun before the expiration of three years from the date of this consent.
Reason - As required by Section 18 of the Planning (Listed Buildings and Conservation Areas Act) 1990, to avoid the accumulation of consents.
Windows and external doors - Painted timber
All windows, doors and framing hereby granted consent shall be of white painted timber and windows shall be single glazed with a bevelled putty finish and no trickle vents, and be so maintained.

Work to match retained fabric
All new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile.
