1)
Time limit
The works hereby granted shall be begun before the expiration of three years from the date of this consent.
Reason - As required by Section 18 of the Planning (Listed Buildings and Conservation Areas Act) 1990, to avoid the accumulation of consents.
2)
Compliance with drawings
The works forming the subject of this consent shall not be carried out except in complete accordance with the details shown on submitted plans and shall be so maintained.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building .
3)
Submission of details
Detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
(a) Notwithstanding the approved drawings, elevation (1:10) and section (1:5) drawings of(
new French doors to kitchen and dining room at lower ground floor with details of
mouldings in section (1:1). New doors shall be made of solid timber and hand painted,
with integral glazing bars;
(b) Elevation (1:10) and section (1:5) drawings of new window and architraves with details
of mouldings in section (1:1). New windows shall be made of solid timber and hand
painted, with integral glazing bars;
(c) Details of new chimney pieces and grates shown to scale in plan and elevation on the
chimney breast along with details of proposed materials and finishes. New chimney
pieces shall be appropriate in design, materials and size for the status of the room and
the period of the house;
(d) Sample of York stone
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building and comply with policy CL4 of the Local Plan 2019.
4)
Retention of fabric
All existing fabric including existing wall and ceiling plasterwork shall be retained, unless notated otherwise on the drawings approved under this consent.

5)
Heritage benefits
The approved fire surrounds and reinstated wall at lower ground floor shall be completely installed and finished following the commencement of works and within 18 months of the date of this consent and shall be so maintained.
Reason - In order to ensure the public benefits forming part of this scheme are carried out, and to safeguarded the special architectural or historic interest and heritage significance of the listed building and comply with policy CL4 of the Local Plan 2019.
6)
No external paraphernalia
No new plumbing, pipes, vents, lights, CCTV, alarms or any other item shall be fixed to the external faces of the building other than those shown on the drawings forming part of this consent.

7)
Recessed Ceiling Lights
No recessed ceiling lights are approved under this consent and ceiling surfaces shall be maintained as plain plaster, ie unpierced / unaltered and so maintained.
