1)
Time limit
The works hereby granted shall be begun before the expiration of three years from the date of this consent.
Reason - As required by Section 18 of the Planning (Listed Buildings and Conservation Areas Act) 1990, to avoid the accumulation of consents.
2)
Compliance with drawings
The works forming the subject of this consent shall not be carried out except in complete accordance with the details shown on submitted plans 18TG-PL1-P-001, 18TG-PL1-P-101, 18TG-PL1-P-102, 18TG-PL1-P-103, 18TG-PL1-P-111, 18TG-PL1-P-121, 18TG-PL1-P-122, 18G C14, 18G C07, 18G C08, 18G C09, 18G C10, LOCATION PLAN and shall be so maintained.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building .
3)
Submission of details
Detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
(a) Details of new chimney pieces and grates shown to scale in plan and elevation on the chimney breast along with details of proposed materials and finishes. New chimney pieces shall be appropriate in design, materials and size for the status of the room and the period of the house;
(b) Details of existing and proposed floor build ups in section (1:5), showing retention of historic joists, floorboards and skirting boards (which shall not be removed at any time during the works) and details of any door trimming. Drawings to include detailing of junction with architraves and skirtings.
(c) Details of underfloor heating, including floor build-ups and plans to show position of underfloor heating and any manifolds;
(d) Elevation (1:10) and section (1:5 / 1:1) drawings of new cornices and skirting boards with details of materials and methods as well as plans showing the locations of retained historic cornices and skirting boards and the proposed locations of new cornicing and skirting boards.

4)
Work to match retained fabric
All new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile.

5)
Retention of fabric
All existing fabric including existing wall and ceiling plasterwork shall be retained, unless notated otherwise on the drawings approved under this consent.
