Conditions and reasons:

Due to its bold contemporary design, size and sitting the proposed shopfront would introduce visual clutter with its textured cladding, which would result in an unsympathetic and incongruous addition to the building and would be harmful to the visual amenity and the conservation area. The proposal is therefore contrary to Local Plan 2019 policies CL1, CL2, CL3, CL10 and CL11. The less than substantial harm caused by the proposal would not be outweigh by the public benefit and therefore would not comply with the requirements of NPPF.
