The proposed change of use would lead to unacceptable levels of activity, noise and disturbance in close proximity to the application site and in nearby residential streets, thereby causing harm to the amenity of local residents, and therefore is contrary to policies contained within the Council's Unitary Development Plan, notably STRAT 1, H4, S13 and CD34.

The application fails to demonstrate that the method of ventilation and extraction would not result in material harm to nearby residents by reason of smells, noise and vibration, and therefore is contrary to policies contained within the Council's Unitary Development Plan, notably STRAT 1, S13 and CD34.
