The use of the front garden area of the property as a hardstanding for the parking of a motor vehicle , would result in a detrimental effect upon the character and appearance of the property, the street and the Boltons Conservation Area, which is contrary to the Council's Policies as contained within the Conservation and Development Chapter of the Unitary Development Plan, in particular Policies CD46, CD52 and CD53.

The propoal would result in the net loss of on-street parking spaces which is contrary to the Council's Policies as contained within the Transportation chapter of the Unitary Development Plan in particular Policy TR48, which seeks to resist the loss of on-street resident's parking spaces.
