The proposed replacement of a window with a door, and the installation of railings around the flat roof area to form a roof terrace would lead to an unwelcome clutter in this highly visible position. The proposal would detract from the character and appearance of the property, streetscene and have a detirmental effect on the Conservation Area. Therefore the proposal would be contrary to Policies CD25,CD40, CD52 and CD53 in the Unitary Development Plan in particular.

The proposal could lead to the area being used as a roof terrace which would lead to significant overlooking of and disturbance to neighbouring properties contrary to policies in the Unitary Development Plan in particular Policies CD40 and CD30.
