Conditions and reasons:

The proposed aluminium faced windows will not be able to faithfully reproduce the finer details of timber frames with regard to texture, mouldings, glazing bars and meeting rails. As such, they would display a material visual difference to the original sliding sash windows and are considered detrimental to the character of the building and the wider conservation area. They would also create an undesirable precedent for the replacement of other timber sash windows in the vicinity and would be contrary to policies contained within the Conservation and Development Chapter of the Unitary Development Plan in particular Policies CD25, CD44, CD44(a), CD48, CD52 and CD53.
