The proposal involves the infilling of a small gap between existing buildings which would result in an over-development and cramming of floorspace onto the site that would adversely effect the character of the area as it would neither preserve nor enhance the character of the conservation area contrary to policies in the Unitary Development Plan in particular Policy CD52.

2)

The proposal does not provide an off-street car parking space which would result in an increase in off-street parking in an area of high parking stress and would therefore be contrary to policies in the Unitary Development Plan in particular Policy TR39.

3)

The proposal could set an undesirable precedent for the infilling of similar small areas of land within the area.
