In the absence of necessary supporting evidence, including a Transport Assessment, the Applicant has failed to demonstrate that the proposal would have an acceptable impact on transport, access and parking, as well as highway and pedestrian safety. As a result, the proposal fails to comply with Policy CT1 of the Local Plan 2019 and the Transport Supplementary Planning Document.

In the absence of necessary supporting evidence, including both a Noise Report and an Air Quality Report, the Applicant has failed to demonstrate that the proposal would have an acceptable impact on the existing living conditions of neighbouring properties, with particular regard to noise and pollution. As a result, the proposal fails to comply with Policies CL5, CE5 and CE6 of the Local Plan 2019.
