Conditions and reasons:

The proposed uPVC windows would be an inappropriate replacement for the existing traditional timber sash windows as they would detract from the character and appearance of the property and the terrace it forms part of. The proposal would fail to preserve the character and the appearance of the Edwards Square/Scarsdale & Abingdon Conservation Area and would be contrary to policies of the Local Plan 2019, in particular policies CL1, CL2, CL3, CL6 and CL11.
