The submitted drainage details are unacceptable, as it is located within the area where ground protection is proposed in the root protection area. There is consequently the potential conflict between the SuDS design and proposed tree protection. Therefore the details submitted fail to satisfy the requirements of Local Plan policy CE2, adopted September 2019.

It is noted that the rate of runoff has been reduced on the site in line with planning policy, however the purpose of the policy is to ensure that the site is drained in a sustainable manner. Asÿpreviously set out, more sustainable methods of draining the site may have fewer conflicts with the constraints on the site. Therefore, you are advised to maybe look at other alternatives to achieve SuDS which are more suitable for the site.
