Conditions and reasons:

1)

The development hereby permitted shall be begun before the expiration of five years from the date of this permission. (C001)
Reason As required by Section 91 of the Town and Country Planning Act 1990, to avoid the accumulation of unexercised Planning Permissions. (R001)

The development hereby permitted shall be carried out exactly and only in accordance with the drawings and other particulars forming part of the permission and there shall be no variation therefrom without the prior written approval of the Local Planning Authority. (C068)
Reason - The details are considered to be material to the acceptability of the proposals, and for safeguarding the amenity of the area. (R068)

3)

Full particulars of the following shall be submitted to and approved in writing by the Local Planning Authority before the development hereby permitted commences and the development shall not be carried out otherwise than in accordance with the details so approved: (a) railings; (b) balustrading at first floor level. The surface of the roof terrace at main roof level hereby permitted shall be at least 1.5 metres below the level of the existing parapets and be so maintained and no decking or other structure shall be placed upon the surface of the roof terrace which would have the effect of raising it.

9)

The external doors hereby permitted shall be of painted timber construction and so maintained.

10)

Details of the rooflight, access housing, height and design of railings, and planters to be located behind the railings around the perimeter of the terrace area, shall be submitted to, and approved in writing by, the Executive Director, Planning and Conservation, prior to the use of the roof as a terrace. The area between the railings and the front and side parapets shall not be used as a terrace. The rooflights, access housing, railings and planters shall be installed as so approved, and maintained as so approved, unless otherwise agreed in writing by the Executive Director, Planning and Conservation.

11)

The ridge line and eaves line of the rebuilt two storey rear addition hereby permitted shall not exceed the height of the ridge line and eaves line of the existing structure.
Reason - To ensure that the development does not prejudice the light enjoyed by adjoining properties. (R089)

12)

The pitched roof of the two storey rear addition hereby permitted shall be clad in lead and shall be so maintained.
Reason - To preserve and enhance the character and appearance of the Conservation Area. (R072)

13)

The metal balcony to the french doors at ground floor level on the rear extension hereby permitted shall be painted black and so maintained.
Reason - To preserve and enhance the character and appearance of the Conservation Area. (R072)

14)

The proposed rebuilt basement and ground floor rear extension shall be recessed behind the line of the return of the stucco and cornice on the flank elevation of No. 27 Stratford Road as shown on drawing No. PP01/B and shall not line through with the front elevation of No. 27. Stratford Road.
Reason - To preserve and enhance the character and appearance of the Conservation Area. (R072)

Care - Conservation Area
This property is within a Conservation Area. Building works should, therefore, be completed with great care. Demolition and building works are subject to the Environmental Protection Act, 1990, and appropriate controls over methods, screening, and protection of site, noise, or hours of work, may be imposed by the Council.
