The proposed dormer window by virtue of its bulk, size and detailed design is considered to represent a large, obtrusive feature to the existing roofline of the building and its considered to result in harm to its character and appearance and to the terrace of properties and surrounding conservation area. Therefore, this element of the proposal is considered contrary to this Councils policies as contained in the 'Conservation and Development' Chapter of the Unitary Development Plan, in particular, Policies CD27, CD61, CD62, CD44 and CD45

The proposed roof terrace by virtue of its size and location to the main roof of the building is considered to result in a large and incongruous feature to the appearance of the building and the terrace of properties and would also result in noise and disturbance and perceived loss of privacy to occupiers of surrounding residential properties. Therefore, this element of the proposal is considered contrary to this Councils policies as contained in the 'Conservation and Development' Chapter of the Unitary Development Plan, in particular, Policies CD27, CD61, CD62, CD46 and CD35

The proposed rooflights by virtue of their size and location are considered to result in harm to the appearance of the building, the terrace and the conservation area. Therefore, this element of the proposal is considered contrary to this Councils policies as contained in the 'Conservation and Development' Chapter of the Unitary Development Plan, in particular, Policies CD27, CD61, CD62, CD44 and CD45
