The proposed advertisement and associated structure, by virtue of its height, width, depth, location, method of illumination and detailed design, would fail to preserve or enhance the character or appearance of the Conservation Area, would harm the setting of the neighbouring listed buildings, increase the amount of visual clutter in this area and would be harmful to the character and appearance of the streetscene in this busy and prominent location, and as such would be contrary to policies of the Core Strategy adopted 8 December 2010, in particular policies CL1, CL2, CL3, CL4, CR4 and CR6.

The proposed advertisement by virtue of its height, width, depth, location and method of illumination would distract highway users thereby posing a significant risk to highway safety, contrary to policies of the Core Strategy adopted 8 December 2010, in particular policies CT1 and CR4.

The proposed advertisement structure, by virtue of its location would result in the loss of a tree which has an amenity value in this heavily trafficked location, thereby causing harm to the character and appearance of the Conservation Area, contrary to policies of the Core Strategy adopted 8 December 2010, in particular policy CR6.
