The proposed lower ground floor and replacement ground floor rear extensions, by reason of their size, design and siting would be unduly bulky, unsympathetic and overly dominant additions which would be harmful to the character, appearance and special interest of the listed building, failing to preserve or enhance the character or appearance of the Norland Conservation Area, contrary to development plan policies, in particular policies CL1, CL2, CL3 and CL4 of the Core Strategy (adopted December 2010) and 'saved' policies CD47 and CD63 of the Unitary Development Plan (adopted May 2002).

The proposed increase in the size of the existing front dormer, by reason of the detailed design and fenestration would be an incongruous and overly dominant alteration, increasing its prominence, harmful to the special character and appearance of the parent property and this part of the Norland Conservation Area contrary to development plan policies, in particular Core Strategy policies CL2, CL3 and CL4 and saved UDP policies CD44 and CD63.
