The development hereby permitted shall be begun before the expiration of five years from the date of this permission. (C001)

(c) the means of reducing the transmission of noise from the premises' first floor;

9)
The proposed patio shall be used for restaurant dining only, shall have a maximum of twelve seats and no customers shall use the patio from 1800 hours until 0900 hours the following day.

Full particulars of the method(s) for protection of those trees to be retained, as indicated on Drawing No. 9116/05D, shall be submitted to and approved in writing by the Local Planning Authority before the development commences, and the protection so approved shall be provided before the commencement of development and maintained for the duration of building and other operations on site. The kitchen extract fan shall operate only between the hours of 0800 and 2400 on any day and shall be switched off at all other times.

18)
The kitchen extractor fan hereby permitted shall not be operated until such time as the Executive Director, Planning and Conservation, in consultation with the Director of Environmental Health, is satisfied that it has been attenuated to ensure that during its operation it shall operate at no more than 2dB (A) above the lowest background level when measured one metre from the facade of the nearest residential property. This shall be approved in writing by the Executive Director, Planning and Conservation, and such attenuation shall be maintained thereafter, and the fan shall be serviced regularly in accordance with manufacturer's instructions, or as necessary to ensure that the requirements of the condition are met.
