1)
Time limit
The works hereby granted shall be begun before the expiration of three years from the date of this consent.
Reason - As required by Section 18 of the Planning (Listed Buildings and Conservation Areas Act) 1990, to avoid the accumulation of consents.
2)
Compliance with drawings
Except as required by Conditions 3 and 11, the works forming the subject of this consent shall not be carried out except in complete accordance with the details shown on submitted plans and shall be so maintained.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building .
3)
Delivering Heritage Benefits
The development shall be completed in full in accordance with the approved drawings within 9 months from the erection of the new rear glazed infill extension hereby approved, and maintained thereafter.
Reason - The works are necessary to ensure that the development is satisfactory and to safeguard the special architectural or historic interest and heritage significance of the building and comply with policy CL4 of the Local Plan 2019.

Submission of details
Detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
a) New glazed infill, including section and elevation at a scale of 1:20 and details of framing, finish, railings and any rainwater goods
b) New rooflight, including section at 1:10.
c) New upper ground floor rear access steps, associated railings and new store beneath, including section and elevation at a scale of 1:20 and details/samples of materials and finishes.
d) New garden access steps from lower ground floor level at a scale of 1:20, including sample of cladding.
e) New internal single doors, including section, at a scale of 1:10.
f) Notwithstanding the approved drawings, positioning and detailed design of new double doors at lower and upper ground floor level, including a section, at a scale of 1:10.
g) Type of construction, design and finish of new chimney breast and reinstated sections of internal wall.
h) Finish of facades fronting onto new glazed infill.
i) Any new decorative plasterwork or joinery, including cornicing and skirtings. Such details should include a section at scale of 1:10.
j) Any new internal hard flooring, including position, section at a scale of 1:10 and sample.
k) Following the discharge of the relevant conditions, detailed photographs showing the completed works referred to under Condition 3.
l) New trellis at scale of 1:20.
m) Full schedule of works relating to removal of paint and repairs to existing external brickwork.

Work to match retained fabric
All new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile.

Retention of fabric
All existing fabric including existing wall and ceiling plasterwork shall be retained, unless notated otherwise on the drawings approved under this consent.

7)
Demolition - Hand tools
No demolition work shall be carried out except by hand or using hand held tools and no power driven tools of any description shall be used in connection with the demolition works.

8)
Demolition and stability
Before any work is undertaken in pursuance of this consent to demolish any part of the building, such steps shall be taken and such works carried out as shall, during the progress of works permitted by this consent, secure the safety and stability of all parts of the building to be retained.

9)
Demolition - Protection of interior
The interior features of the building shall be protected against accidental loss or damage during building work, and no features may be disturbed or removed temporarily or permanently except if so identified on the drawings forming part of this consent.

Services/ pipes
All rainwater goods/guttering shall be black painted cast metal and so maintained.

11)
Scope of listed building consent
Notwithstanding the approved drawings, Listed Building Consent is not hereby granted for the proposed underpinning and associated structural works to the foundations of the closet wing extension and party wall.
Reason: Insufficient information has been provided on the submitted drawings to confirm compliance with Policy CL4 and the works appear to fall outside of the red line of the site.
