The development hereby permitted shall be begun before the expiration of five years from the date of this permission. (C001)

The development hereby permitted shall be carried out exactly and only in accordance with the drawings and other particulars forming part of the permission and there shall be no variation therefrom without the prior written approval of the Local Planning Authority. (C068)

All work and work of making good shall be finished to match the existing original work in respect of material, colour, texture, and profile and, in the case of brickwork, facebond and pointing. (C071)

The windows shall be timber framed, double hung, sliding sashes, and so maintained. (C075)

The roof of the extension hereby permitted shall not be used at any time as a terrace without the prior written approval of the Local Planning Authority (C080)

7)
Full particulars of the following shall be submitted to, and approved in writing by, the Local Planning Authority before the development herby permitted commences, and the development shall not be carried out otherwise than in accordance with the details so approved:
(a) a landscaping and tree/shrub planting scheme to include a replacement elsewhere on the site, for the oak tree growing at the rear of the property. (C016)

All planting, seeding and turfing, forming part of the approved details of landscaping, shall be carried out in the first planting and seeding season following the first occupation of the development or the completion of the development whichever is the sooner and any trees or plants which, within a period of 5 years from the completion of the development, die, are removed, or become seriously damaged or diseased, shall be replaced in the next planting season with others of similar size and species, unless the local planning authority gives its written consent to any variation. The tree(s) existing on the site at the date of this permission shall be protected against damage throughout the period of building and other operations pursuant to this permission. (C020)

10)
Full particulars of the method(s) for protection of those trees to be retained shall be submitted to and approved in writing by the Local Planning Authority before the development commences, and the protection so approved shall be provided before the commencement of development and maintained for the duration of building and other operations on site. (C022)

No tree within the curtilage of the site shall be lopped, topped, or felled, without the prior written approval of the Local Planning Authority. (C023)

The proposed rear ground floor window opening shall have a segmental brick arch to match the original to the window above, not soldier coursing as stated on Drawing No. SE178/06A.
