The proposed new dormer by reason of its size, scale and design is considered to be unacceptable in that it would create a visually dominant and obtrusive dormer roof addition to the side elevation of this Listed Building. It is considered that the proposal would be harmful to the subdued roof form that contributes significantly to the overall architectural balance and composition of this Listed Building, and would fail to preserve its special acrhitectural or historic interest. As a consequence, this proposal is contrary to policies contained within the Unitary Development Plan, most notably CD58.
