Conditions and reasons:

1)

The proposal would fail to provide the maximum amount of affordable housing and would thus conflict with Local Plan policy CH2 and London Plan policies 3.3, 3.4 and 3.12.

2)

The proposal is for a very large dwelling which would fail to optimise the number of residential units on site. As such the proposal would conflict with Local Plan policy CH1 and London Plan policy 3.4.

3)

By virtue of its bulk, location and symmetry the proposed northern elevation would fail to preserve or enhance the character or appearance of the conservation area, the setting of the listed building and the appearance of the individual property. As such the proposal would conflict with Local Plan policies CL1, CL2, CL3, CL9 and CL11 as well as the recommendations of the Ladbroke Conservation Area Appraisal.
