Conditions and reasons:

1)

Time Limit The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - As required by Section 91 of the Town and Country Planning Act 1990, to avoid the accumulation of unexercised Planning Permissions.

2)

Compliance with approved drawings The development shall not be carried out except in complete accordance with the details shown on submitted plans
Reason - The details are material to the acceptability of the proposals, and to ensure accordance with the development plan.

3)

Materials - To match existing All work and work of making good of the brickwork shall be finished to match the existing exterior of the boundary wall in respect of materials, colour, texture, profile, including facebond and pointing, and shall be so maintained.
Reason - To preserve or enhance the appearance of the building and/or the character of the area in accordance with policies of the development plan in particular policies CL1, CL2, CL3 and CL6 of the Local Plan 2019.

Gate in Timber The new gate hereby permitted shall be implemented in timber as shown on the proposed plans, and so maintained.
Reason - To preserve or enhance the appearance of the building and/or the character of the Norland Conservation Area, in accordance with policies of the development plan in particular policies CL1, CL2 and CL3 of the Local Plan 2019.

Inwardly Opening Gate The proposed timber gate shall be hung to only open inwards into the property, and shall be maintained as such. At no point shall it overhang the pedestrian footpath.
Reason - To ensure the safe and free movement of pedestrians, in accordance with policies of the development plan in particular policy CT1 of the Local Plan 2019.

Protection of trees during construction - Details required No further development shall commence until full particulars of the method(s) by which all existing trees on the site and adjacent land are to be protected during site preparation, demolition, construction, landscaping, and other operations on the site including erection of hoardings, site cabins, or other temporary structures, shall be submitted to and approved in writing by the local planning authority and the development shall be carried out only in accordance with the details so approved.
Reason - To ensure that the trees are adequately protected, to safeguard their contribution to theÿappearance and amenity of the area and accord with policies of the development plan, in particular policy CR6 of the Consolidated Local Plan. It is necessary for the condition to be on the basis that 'No development shall commence until' as compliance with the requirements of the condition at a later time would result in unacceptable harm contrary to the policies of the Local Plan 2019.

Tree Preservation Order - Alert
Tree(s) on this site are protected by a Tree Preservation Order, Numbered K9 and especial care should be taken during constructon, including access for works and storage of materials within rooting areas. They must not be cut down, lopped or topped without the prior written permission of the Council. Anyone who deliberately destroys a tree or damages it in a manner likely to destroy it could be fined up to o20,000 if convicted in the magistrates' court, and a replacement tree would normally be required to be planted.
