Conditions and reasons:

1)

Time Limit The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - As required by Section 91 of the Town and Country Planning Act 1990, to avoid the accumulation of unexercised Planning Permissions.

2)

Compliance with approved drawings Except as required by condition 3, the development shall not be carried out except in complete accordance with the details shown on submitted plans
Reason - The details are material to the acceptability of the proposals, and to ensure accordance with the development plan.

3)

Submission of details Notwithstanding condition 2, detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the development shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained: (a) a method statement for the removal of the concrete from the front steps and the protection of the historic steps structure; (b) a sample of the Portland Stone to be used for the treads and risers.

Protection of railings The existing railings shall be protected against accidental loss or damage during building work, and shall not be disturbed or removed under this permission.

5)

Retention of fabric All existing fabric including existing wall and ceiling plasterwork, doors, architraves, railings, etc shall be retained, unless notated otherwise on the drawings approved under this permission.
