The proposed lower ground and replacement ground floor rear extensions, by reason of their size, detailed design and fenestration would be unsympathetic, unduly bulky and overly dominant, harmful to the special architectural and historic interest of the listed building and to the heritage significance of this Grade II listed building, contrary to Core Strategy policy CL4.

2)

The proposed increase in the size of the existing front dormer, by reason of the detailed design and fenestration would be an incongruous and overly dominant alteration, increasing its prominence, harmful to the special architectural and historic interest of the listed building and to the heritage significance of this Grade II listed building, contrary to Core Strategy policy CL4.

3)

The proposed rearward extension of the closet wing at the first floor level by reason of its location and size would be an unsympathetic and incongruous addition, harmful to the special architectural and historic interest and heritage significance of this Grade II listed building, as well as to the special architectural and historic interest and heritage significance of the whole Grade II listed terrace of which the application property forms part, contrary to Core Strategy policy CL4.
