By virtue of its location, height, bulk and detailed design the proposed rear extension would harm the character and appearance of the conservation area and the appearance of the individual building. The proposals would conflict with Local Plan 2019 policies CL1, CL2, CL3, CL9 and CL11 as well as the recommendations of the Norland Conservation Area Appraisal.

By virtue of its location, height, bulk and detailed design the proposed rear extension would harm the living conditions of neighbouring occupiers in respect of light, the sense of enclosure and privacy.The proposals would conflict with Local Plan 2019 policies CL5.

3)

By virtue of its location, area, and detailed design the proposed roof terrace would harm the character and appearance of the conservation area and the appearance of the individual building. The proposals would conflict with Local Plan 2019 policies CL1, CL2, CL3, CL8 and CL11 as well as Norland Neighbourhood Plan policy N2 and the recommendations of the Norland Conservation Area Appraisal.
