1)

The proposed internal and external demolition works at basement and ground floor, with the loss of the original plan form, are considered to be unacceptable because of the non-reversible nature of such demolition resulting in significant harm to the special architectural character and historic interest of the Grade II* Listed building. and are therefore contrary to the Council's policies expressed in the "Conservation and Development" Chapter of the Unitary Development Plan, in particular Policies CD25, CD44, CD57 and CD58.

2)

The scale, bulk and design of the proposed first floor extension and full width basement conservatory would cause demonstrable harm to the special architectural and historic character of the Grade II* Listed building and be contrary to the Council's policies expressed in the Conservation and Development Chapter of the Unitary Development Plan, in particular Policies CD57, CD58, CD44, CD25, CD41 (i) and CD42 (d) and (e).
