Conditions and reasons:

1)

The proposed uncharacteristic roof level structures because of their combined detailed design, dimensions and prominent location, would harm the character and appearance of the individual building, the group of properties of which it forms part and the wider Norland Conservation Area. The proposals are thereby contrary to Local Plan policies CL1, CL2, CL3, CL6, CL8 and CL11 as well as policies N1, N2 and N6 of the Norland Neighbourhood Plan.

2)

The proposed roof level structures together with their associated formalisation of the roof of this building into an outdoor amenity area, would result in undue harms to the living conditions of the occupiers of nearby properties in terms of overlooking, noise and disturbance. The proposals are thereby contrary to Local Plan policy CL5 accordingly.

3)

The proposed roof level obscured glass screens/walling would subject the occupiers of adjacent buildings to the west of the site and within Princedale Road in particular, to increased levels of sense of enclosure when compared to currently existing conditions. The proposals are thereby contrary to Local Plan policy CL5 accordingly.
