Conditions and reasons:

The proposed third floor mansard roof addition would result in a double height mansard roof to Nos. 6-10 Addison Avenue which is considered to be unacceptable by reason of its top heavy and overdominant roof structure which would unbalance the modest scale of the buildings in the terrace. The proposed rear extension to provide a stairwell to No. 10 Addison Avenue is considered to be unacceptable by reason of its height and overdominance in relation to the parent building and associated visual harm to the rear of terrace. Therefore, the proposal is considered to fail to reflect the high standard of design apparent in the surrounding area and is considered to be contrary to the policies contained within the "Conservation and Development" chapter of the Unitary Development Plan, in particular Policies CD38, CD41, CD25, CD52 and CD53.
