1)
Time limit
The works hereby granted shall be begun before the expiration of three years from the date of this consent.
Reason - As required by Section 18 of the Planning (Listed Buildings and Conservation Areas Act) 1990, to avoid the accumulation of consents.
2)
Compliance with drawings
The works forming the subject of this consent shall not be carried out except in complete accordance with the details shown on submitted plans and shall be so maintained.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building .
3)
Submission of details
Detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
(a) Elevation (1:10) and section (1:5 / 1:1) drawings of new cornices with details of materials and methods as well as ceiling plans showing the locations of retained historic cornices and the proposed locations of new cornicing;
(b) Elevation (1:10) and section (1:5) drawings of new doors and architraves with details of mouldings in section (1:1). New doors shall be made of solid timber and hand painted;
(c) Details of existing and new service runs [plumbing / drainage / hot and cold water / heating pipework / extraction etc] including details of any associated alteration to fabric including alterations to joists, walling, external outlets, etc;
(d) Elevation (1:10) drawings of new built-in joinery to show it set down from ceilings;
(e) Details of existing and proposed floor build ups in section (1:5), showing retention of historic joists, floorboards and skirting boards (which shall not be removed at any time during the works) and details of any door trimming. Drawings to include detailing of junction with architraves and skirtings.

Work to match retained fabric
All new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile.

5)
Retention of fabric
All existing fabric including existing wall and ceiling plasterwork shall be retained, unless notated otherwise on the drawings approved under this consent.

6)
Partitions
All partitions hereby granted consent shall be of lightweight construction, easily removable, and be so maintained.
Reason:- To preserve the special architectural character and heritage significance of the listed building and comply with Policy CL4 of the Local Plan 2019.
7)
Heritage benefits
The approved replacement doors shall be completely installed and finished following the commencement of works and prior to the occupation of the property and shall be so maintained.
Reason - In order to ensure the public benefits forming part of this scheme are carried out, and to safeguarded the special architectural or historic interest and heritage significance of the listed building and comply with policy CL4 of the Local Plan 2019.
