Conditions and reasons:

1)

The proposed ground and first floor infill extension by virtue of it bulk, size and location on the building, is considered to fail to remain subservient to the original building and to disrupt the rhythm of extensions at the rear of the terrace. The proposal would cause harm to the special architectural and historic interest of the grade II listed property. The proposal is contrary to the Core Strategy, in particular policy CL4.

The lowering of the floor level within the pavement vaults by 500mm would alter the original proportions and volume of the vault, harming their historic character which in turn would diminishing their contribution to the significance of the grade II listed building. ÿThe proposal would therefore not preserve the special architectural and historic interest of the listed building and the proposal would therefore be contrary to policy CL4 of the Core Strategy.
