The proposals fail to comply with the Council's adopted planning policies, in particular Core Strategy Policies CL1, CL2, CL3, CL4 and saved UDP Policies CD47 and CD63.

The proposed front lightwell extension and new window to the existing garage, because of their positioning, would harm the appearance of the host building. This would fail to preserve the special interest of the listed building and would fail to preserve or enhance the character or appearance of the conservation area. The proposals fail to comply with the Council's adopted planning policies, in particular Core Strategy Policies CL1, CL2, CL3, CL4.

The proposed replacement of existing windows with double glazed windows would harm the integrity of the original building, result in the loss of historic fabric and would harm the special interest of this listed building. This fails to comply with the Council's adopted planning policies, including Core Strategy Policies CL1, CL2, CL3 and CL4.
