The proposed development, given its detailed design which includes a single overly large and prominently positioned front dormer window, would represent an inappropriate and negative form of development that would be at odds with the character and appearance of the host property, the group of buildings of which it forms part and those of the Colville Conservation Area, contrary to the aims of Consolidated Local Plan Policies, in particular policies CL1, CL2, CL3, CL6, CL8 and CL11.
