The proposed dormer window on the rear roof slope would, by reason of its size and siting draw undue attention to the unimpaired roofline of properties nos.61-63 Clarendon Road. The proposal would fail to preserve the character or appearance of the conservation area, contrary to the statutory requirement for a conservation area and the Development Plan, in particular policies CL1, CL2, CL3, CL8 and CL11.
