Conditions and reasons:

1)

Time Limit The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - As required by Section 91 of the Town and Country Planning Act 1990, to avoid the accumulation of unexercised Planning Permissions.

2)

Compliance with approved drawings Except as required by condition 5, the development shall not be carried out except in complete accordance with the details shown on submitted plans
Reason - The details are material to the acceptability of the proposals, and to ensure accordance with the development plan.

3)

Materials - To match existing All work and work of making good shall be finished to match the existing exterior of the building(s) in respect of materials, colour, texture, profile and, in the case of brickwork, facebond and pointing, and shall be so maintained.
Reason - To preserve the appearance of the building and/or the character of the area in accordance with policies of the development plan in particular policies CL1, CL2, CL3 and CL6 of the Local Plan 2019.

4)

Roof Terrace - No Tall Items No items such as plants, umbrellas, heaters, screens, trellises, or other items, which rise higher than 1100mm from finished floor/decking level, shall be affixed to or placed upon the terrace at any time.
Reason - To preserve the appearance of the property and character of the area by ensuring the terrace is unobtrusive, in accordance with policies of the development plan, in particular policies CL1 and CL6 of the Local Plan 2019.

Submission of terrace area details Notwithstanding condition 2, the roof terrace area shall not be completed and/or used until a revised drawing depicting a reduced size roof terrace area to replace drawing ref. AC/SM/19/100010 has been submitted to, and approved in writing by, the local planning authority and the development shall not be completed otherwise than in accordance with the details so approved. The reduced roof terrace area to be shown on this drawing shall be set away from the property's northern boundary wall (abutting 1 Callcott Street) by at least 1m where black painted metal railings measuring approximately 1.1m tall (as measured from finished floor level) shall be erected and permanently maintained.
Reason - To accord with the development plan by ensuring that the character and appearance of the area are preserved and living conditions of those living near the development suitably protected.

External facing work and detailed treatment should be finished in a manner sympathetic to the existing building.
