The applicant's attention is drawn to Local Plan policy CH1, part (b) of which states that the Council will: "Resist the loss of residential units through amalgamations of existing or new homes unless the amalgamation will result in the net loss of one unit only and the total floorspace of the new dwelling created will be less than or equal to 170 sq m gross internal area (GIA)." Although exact measurements of internal floorspace have not been provided, the submitted drawings appear to show that the resulting gross internal area, if the flats were amalgamated, would be in excess of 170 sq m and, therefore, contrary to policy CH1(b).
