The proposed enlarged mansard roof storey, because of its further forward projections, increased height and overall detailed design, would harm the appearance and historic interest of the grade II Listed building, the group of properties of which it forms part, the setting of the designated historic garden to the rear, and fail to preserve the character or appearance of the Ladbroke Conservation Area, contrary to Local Plan policies CL1, CL2, CL3, CL4, CL8 and CL11 accordingly.

PLANNING APPLICATIONS Summary of Reasons for Decision 1. You are advised that the (please enter proposal here) was determined by the Local Planning Authority with regard to the policies in the Council's Unitary Development, and was considered to comply with these policies. Weight was also given to relevant local Supplementary Planning Guidance and Statements, in particular the (to be filled in or deleted by officer as necessary) 3.
