Due to the siting, size, scale and design of the first floor extension, the proposal would introduce an unwelcome addition at the first floor level which would unbalance the semi-detached properties and disrupt the rhythm rear additions in the group. The proposal would fail to respect the established character and appearance of the building, pair of properties and wider area, and would be contrary to policies CL1, CL2, CL6 and CL9 of the Local Plan.

Due to its siting size, scale and height, the proposed extension would cause a harmful sense of enclosure and loss of outlook to neighbouring properties, contrary to policy CL5 of the Local Plan.
