Conditions and reasons:

By virtue of their proposed form, bulk, design, materials and location the proposals would fail to preserve the character and appearance of the conservation area and the appearance of the individual building. The proposals would conflict with Local Plan 2019 policies CL1, CL2, CL3, CL6, CL8, CL9 and CL11.

2)

The proposal fails to demonstrate that the additional bulk at high level to the rear eastern flank elevation would not harm the living conditions of neighbouring occupiers in terms of light and the sense of enclosure. As such the proposal fails to demonstrate compliance with Local Plan 2019 policy CL5.
