The proposed roof terrace, by reason of its size, siting, footprint and design would read as an incongruous and harmful addition at roof level, failing to preserve or enhance the character and appearance of the application property, terrace, streetscene and wider conservation area, all contrary to Policies CL1, CL2, CL3, CL, CL9 and CL11 of the Local Plan 2019.

The proposed roof terrace, by reason of its size, siting and proximity to neighbouring boundaries would give rise to unacceptable levels of noise, disturbance and overlooking to neighbouring properties and would fail to protect the existing living conditions of neighbouring occupiers, contrary to Policies CL5 and CE6 of the Local Plan 2019.
